What you'll do:

As Store Development Manager based in Ho Chi Minh City, you will be entrusted with overseeing all aspects of store creation—from initial site identification through to opening day. Your daily responsibilities will involve managing multiple projects at varying stages of complexity; negotiating leases; coordinating with external partners such as property developers and constructors; ensuring compliance with global standards; and collaborating internally across departments. * Oversee the entire development lifecycle for multiple projects simultaneously, including feasibility studies, land/property acquisition, leasing negotiations, design coordination, construction oversight, and final handover.
* Lead land acquisition efforts and property development strategies with a particular emphasis on roadside projects and standalone stores to drive business growth.
* Make executive-level decisions regarding site selection, investment prioritisation, and capital allocation based on comprehensive feasibility analyses and risk assessments.
* Represent the company in high-value lease and land negotiations to secure commercially advantageous terms that maximise long-term sales potential.
* Build and nurture strategic relationships with major landlords, landowners, developers, and real estate partners to support ongoing expansion plans.
* Ensure consistent application of global store development standards and brand guidelines while allowing for flexibility to accommodate local market conditions.
* Provide governance across design, construction, permitting, compliance, and handover processes to ensure quality control, cost efficiency, and adherence to schedules.
* Collaborate closely with Executive Management, Operations, Finance, Legal, and Design teams to align development decisions with overall business strategy.
* Lead initiatives aimed at enhancing existing stores by improving customer experience and increasing productivity through optimised physical environments.

* Comprehensive knowledge of construction regulations as well as bidding processes within the Vietnamese market.
